  3. Inspect outdoor faucets and hoses for leaks, and keep plants and shrubs trimmed back from the siding.

  5. Check the attic or crawl space for moisture or pests if you have one โ€” summer is when problems announce themselves.

Fall: Button It Up Before Winter

  1. Have the heating system checked and change the filter โ€” before the first cold snap, not during it.

  3. Disconnect outdoor hoses and shut off outdoor faucets where possible, so freezing water can't damage the pipes.

Winter: Inside Care

  1. Keep an eye on indoor humidity โ€” too dry is hard on wood and sinuses; too damp invites condensation on windows.
  2. Check under sinks and around appliances for slow leaks; a drip you find now is a repair, one you find later is a renovation.
  3. Change the filter on schedule โ€” winter air is heavy and the system runs more.
  4. Draft-check around windows and doors after the first cold week, and seal anything you missed.
  5. Keep a small supplies kit โ€” filters, batteries, weatherstripping, caulk โ€” so small jobs happen the week you notice them, not the season after.

The Monthly Tasks That Matter Most

Three tasks are monthly, not seasonal, and they're the ones that prevent the most expensive surprises:

  1. Change or clean the HVAC filter โ€” monthly during heavy-use months, every couple of months otherwise; check the manufacturer's guidance for your system.
  2. Test smoke and carbon monoxide detectors โ€” thirty seconds, once a month.
  3. Keep the drains moving โ€” run hot water through each one monthly, and use a gentle cleaner as needed.
